I spoke with someone who had a similar issue and proved that the property was being used as a 2 unit rental because they had a lease agreement in place and never discontinued use for more than 3 years since most recent rental license.With 3 units its a bit of a tougher battle.

G'Day everyone,Been kind of bored lately and stayed away from the forum for a few years so here I am in 2024 and ready to "troll" away again hahaMight as well kick start with a post about Toledo.Nice battle further above with Toledo vs Cleveland.Lot's of panties getting caught in a tangle hehe 😘10+ years ago when we started working in Toledo, I'd get laughed out of every room.Quite a different laugh nowadays (Because I'm laughing) heheSeems like everyone and their dog wants to invest in Toledo and probably rightly so.Low entry price point, high rents, decent rental demand and decent/employed tenants.Granted, it doesn't get much more boring than Toledo when it comes to capital growth and infrastructure.
