So as long as you have a back up plan  IE 500 to 1 mil in cash so you can pay off a senior loan if needed or refi if need this works fine.. 

The only thing I use is a smart lock, always with a key backup.

Backup plan is to maybe call a couple of the cost seg companies here and ask one of their analyst.

One of the people I admired growing up was a developer and builder and having once been over extended and BK, started over with new construction and cheap rentals he fixed up as a back-up to changing economic conditions.

The studio has large windows on both sides of the unit so i do not want to loose any of that natural light, and I am thinking of eitherA - Doing a full glass partition wall with glass door, with smart glass that can frost to create privacy when in use and allow sunlight when not in use to both sides of the apartmentorB - Doing a higher end full wall foldable partition on a track that closes the whole new "room" into a bedroom but can close back up and fold away to make it a studio again if not in use.Thanks for your input

I live in a tenant friendly state hence the tenant normally wins under the circumstances unless you have evidence to back up your claim. 

A mixed way is often best, with plans for money coming in and extra backup for any surprises.
