Some work that comes to my mind is:1) Managing tenants to get rent paid2) Diagnosing a repair issue and getting the right team to make the fix3) Fielding messages from prospective tenants on advertised rentals4) This list goes on...I've found a company that automates rent collection and income/expense tracking for free, but I'd like to replace my property management portal altogether and feel I'm only half way there (certainly a tenant facing chat bot would close the gap).

Your conversion rate will still be 0.033% but at least it is automated.

(of course, some properties are clearly above or below the line, but many are in a gray area)If that weren't the case, you wouldn't expect different appraisers to come up with radically different values for the same home (they often do) and, in fact, you wouldn't even need appraisers as you would just be able to automate the process (you can't).So, given that an appraiser's personal opinion and bias will play into the equation, it makes sense that if you can bias the appraiser IN FAVOR OF a higher number, you should certainly try to do so.

If you have no deal with them: At closing you should receive all security deposits and make sure rents are sent to you and not the PM either by tenants or by automated withdraws from the PM. 

It is messy, sometimes chaotic, littered with setbacks, long hours and hard work, all the while you feel you are holding on by a shoestring. 

Once you select a PMS, it's hard to make a switch later, so take some time with this decision but it will surely save you hours and hours of time in the long run since you can automate so many things with ease. 

If you just want 20yr 2MM non convertible term its price shopping except prices may change depending on how automated the carrier is and if a paramedical exam is required.
