Hey, @Rachel Reese.I’m a newbie but, I like to respond to situations like yours because it makes me call on and employ the knowledge I’ve attained about REI, and the skills and abilities I’ll need to employ to close a deal myself.

There are markets where 2% is easily attainable, and 1% is nearly unheard of, but what's important is that you still have a minimum cashflow and ROI that you're willing to accept after completing a full analysis.

There is a shortage of attainable homes and housing options for certain income levels.

I would join forces to attain things that are out of reach to me individually.  

Small steps will help you build momentum making your goals more attainable with each step.
