I have been discussing with a friend a potential arrangement for buying a multi-unit property.

Hi all,Question regarding arranging a split structure with a principal broker.

Dual agency is illegal in about 8 states though so this arrangement wouldn’t work in those.

Our intention is to demolish the house and proceed with the subdivision.Since I lack experience working with developers, I'm unsure what would be a fair arrangement for me in this deal.How much does a developer typically charge for the scope of work?

I don't believe you could benefit from the capital gains exclusion.I'm also not sure this arrangement even provides you any real asset protection. 

you can consider a sale pitch.. but just remember one usually has better advertising through the MLS, also better access/availability unless you have time to field all the phone calls and arrange showings.
