In addition to those I would also suggest making a commitment to going to local meet ups and networking events in your area.

IMO this is much too little additional return to put your personal residence at risk.  

Either way it would be a grey area, selling a house with a different amount of units/bedroom/bathroom seems extreme though. its an auction site, I have seen auction sites miss the fact there was additional lots in a sale.

Every property i use it i make additional tweaks.  

Additionally, the Villages are close by and with an aging population it attracts a lot of healthcare field workers.Now, with a lot of rental properties you may run into slightly longer vacancy periods if you have a unit turn at the same time as others, but generally speaking renter demand is solid. 

Then we review the submitted file items and come back with questions or ask for additional documents it is a normal process.

@Colleen F. unfortunately, AFAIK, there is no other resource than go to small claims court and go after her, which will take me $2-3K in additional legal fees.

A less then full investigation may result in one thinking that the house and or the house and tennis court lots were what was being sold.As I later found out, a newbie tax lien investor thought they were getting a great bargain by outbidding other misinformed investors and paying the back taxes, legal fees, and an additional $34,000 (overage) which the county forwarded to me.  

In both you are now paying taxes on an additional $1K/mo.

Perhaps you could consider hard money in addition to private money?
