You can actually use more than just a DSCR loan here if you cannot validate the minimum credit tradeline overlay lenders have.

My two cents would be to wait to put it on the market until a lot closer to it actually being ready, if not once it's ready for move-in. 

I'd love to see some actual numbers for flipper's careers, and the formulas for expected returns if flippers are willing to share them.
