As others have pointed out:Income requirement in a C neighborhood should be 2 + times the rent.Section 8 is a good option in C neighborhoodsYou might want to partner with agencies such as Volunteers of America, Lutheran Social Services, etc. to get tenants with payeesIf you rent to someone on SSI you can require that they get a payee so that rent is automatically paid first out of their SSI checkDon't ask for the last month's rent - poor people don't have savings (unless they are working with a charity that will offer to pay last month's rent, they don't have money to pay last month's rent)Credit should be 550 or higher - C & D propertiesCriminal - I would say no evictions and no felonies for violent crimes or drug related crimes.

You'd probably not see much income in rent from your daughter, she'd want $$ for managing it, so how badly do you need to run a charity house for friends, of your daughter,, cuz they only need a place to stay for a week or so, until they find something.Room rental is a never ending common place clean up bickering headache get tenants that can figure it out themselves and qualify and be done with it

We seem to forget context of the transaction after a while when CPA asks questions :-)6) Checking account balances have very good APY (as of now)7) ACH are free and so are wires (in and out).

With the baby due soon, I'm done until the end of the year; hopefully I'll be playing a charity event in Vegas in December and then will try to play a couple of the east coast World Poker Tour events early next year, but otherwise, I'll be taking some time off.

Adam Bartomeo  of course commissions drive their actions. just like a flipper profits drives there actions or anyone else in the world of commerce.. you do something in the expectation of compensation.. this is not a charity .I am buying a flip right now in cape Coral with some great AGENTS who brought it to me.they will make commission plus profit.. you need to know how to work agents, and instead of grinding on them you reward them be surprised how well that works.. offer more than anyone else is offering and all of  a sudden a guy like me can be sitting at my desk in Oregon buying a home in Cape Coral for  110k that needs 10k and will relist at 180k with expectation of full turn in 90 some days.. don't need to be a genius to know that that realtor not only is going to get the selling to me commish and the relist commish but part of the profit as well for marshaling the rehabh witch is cosmetic.. so why would this realtor not want to work with me when they can make 20k or so on one 110k deal..
