You should either do a househack as someone else suggested, or consider a passive investment into a syndication opportunity for non-accredited investors, or through a reg CF offering.

I am sure that I am an accredited investor, due to asset and income, but it is only on SFR where I have the experience.

Also for parents at some point, you have to trust that you've done a good job raising your kids and let them figure it out on their own.Once you are done school (whether it is high school or university/college), you should start establishing your career and be independent.
