If directly in Cambridge (Harvard, MIT, Tech booming area) or similar "hot" areas and in the prime season any tenant would be hard pressed to find an apartment by owner without the fee.

I do have some accidental experience already in that, having lived in lots of places, I have bought homes in some of those places and have kept them as rentals.

@Gregory Press I would definitely increase your vacancy, I typically use 8% as after a year you'll basically have 1 month's rent saved up (1/12 = 8.33%).
