So you may change your mind in a boom market and do one strategy, or move on to a more cash flow strategy if you feel you need that safety, it doesn't matter, it can all be modeled.You put EVERY single variable into it, from Appreciation, all the Cash flows over 10 years, your Renovations, the Mortgage payments and reductions, you can even put in buying another investment with your growing equity!

My family has alot of property and all of it's paid for, but I've been now pushed abruptly into managing it after years of my family keeping me out of it.

Google then tweaked the algorithm to catch people that did that.Then people did PNB, buying up expired domain names with residual domain authority, hundreds of them, put some thin content on there and link to the money-making website... and that worked... for a while, and yup Google tweaked the algorithm again and boom back to square one.That is what an algorithm update is and THAT keeps changing.. 

Roatan IMO is the next big boom!! 

Fortunately I moved to SF in 1994 and along with the dot com boom, I could see gentrification in the city being much more fluid than Santa Clara.

-Cleveland, has a lot of cashflow potential, average multiform around $140k. https://learn.roofstock.com/bl...There are other smaller markets like Dayton, Akron, and and Newark, which we are starting to see these areas boom due to huge investors and corporations like Intel choosing to set up shop in these kind of areas.

So I am not afraid of this area.)Other close options would be to the north in Nassau Co (Yulee/Fernandina) that area about 20 minutes north is booming.

Can't speak on the STR side but near Southside Downtown is booming.

I am very bullish on the Austin, Texas market for the future, I plan to continuously improve the home and eventually pull out equity during the next boom cycle.

Charlotte is DEFINITELY booming...
