I did not post numbers because I wasn't trying to market the property I just wanted to share my victory because I'm sure there are others who are trying to get their first contract signed and/or pick up the phone to call these type of sellers.

I'm brand new to all things real estate and looking to connect, and learn, and share in everyone's victories.

And don't think for a second that the day after your "victory" in court, your insurance company doesn't drop you like yesterday's newspaper.Sometimes truth is stranger than fiction. 

Victor I was going to mention Clayton Morris scams as being so much worse than over paying for a rental.  

Victor, I believe the typical commission on land is 10%, so $500 to the selling agent might be a more attractive offer.
