Hey @Lei Wei I'm from Maui and have been in STRs since 2012 but never bought in Hawaii because they are not friendly towards STRs.

I'll never stop investing in rentals though and providing properties for my investor friends.

I am pretty jaded now on how AHP being on a well known RE podcast seemed like it was just 2 friends talking but in fact those podcasters were paid to promote.

I'm not sure by how much your rates are increasing but I have friends in NOLA who have seen a 2x increase per year.

Even though I'm a big guy I bring a second person (my wife or friend) with me to talk to my tenants when I'm going to have a hard conversation.  

A good friend of mine once dealt with a similar setup in Philly.. big steps, narrow frontage, and enough snow to give tenants an excuse to skip shoveling alltogether.

There might be larger buildings available but I don’t follow that market too much through the MLS, only some NH Landlord Facebook groups which are both owner friendly and agent friendly.

If anything, have a small sign in front of the house that says who the builder is and phone number (that's common for contractors to do, and also so that neighbors feel they have some to call if there is dust blowing from the site or whatever), and then you may have people calling you asking about availability (people always want something more that they had to chase and can tell their friends the story of how they got the house).
