Prices are quite high right now, but our minimum wage will continue to rise until 2022, we have several high profile projects in the works in South LA which are in beautiful under-appreciated neighborhoods, and we have the Olympics coming in 2028. 

Jeff,If you can make it to Tokyo on a weekday night, we have a monthly meetup in Roppongi going.

Turns out that it has a super-deep yard in the back with no real redeeming qualities - unless you wanted to put an Olympic size swimming pool plus changing rooms and maybe a hotel back there..Since I'm thinking of buy and hold, it's a pretty big turn off cause I know they'd never take care of it.

@Bertram Martin - Also in Japan (Tokyo though but we are close) and would be happy to sit and review numbers with you if you want.

The way I see it, there are at least 4 of us here in Japan and perhaps we could benefit from forming a mutually supportive group since to my knowledge there is no REIA around for us to join.I don't know if the messages disappeared before you could see I will be in Tokyo in a couple of weeks for a conference and perhaps we can meet then.Thanks again for the lead,Pyrrha
