FannieMae publishes their underwriting guide, Dec 2023 version:  https://singlefamily.fanniemae.com/media/37656/displayIf we scroll down to page 388, there is a section "B3-3.3-03, Income or Loss Reported on IRS Form 1040, Schedule C" that says:The following recurring items claimed by the borrower on Schedule C must be added back to the cash flow analysis: depreciation, depletion, business use of a home, amortization, and casualty losses.Now compare the above to the list in this OP post.

Des - Before you had to CLICK to go to the front page of the forums, the CLICK to jump to the section you were interested in (this step could be skipped) or attempt to scroll through a huge swath of forum topics to find anything, and finally CLICK to go to the forum you were looking for

Also, as a tip, rather than use the zestimate, scroll down a bit further and look at the "recent similar sales" for a slightly better idea (these are actual sales after all and do have some value).

If the work is not visibly obvious to the buyer, it shouldn't have a big impact on your ability to sell at market price.Here is one example of foundation work (that I did on a property):http://www.123flip.com/house-4-rehab-offer (scroll down for pics)The fact that we didn't finish that basement with sheetrock made it a bit more difficult to sell -- we had a couple buyers who would see the plates and get very concerned.We did something similar in a house where we finished the basement, and the buyers didn't even flinch when they read the seller's disclosure (it was clearly disclosed, but we didn't make a big deal of it).What type of work are you planning to do?

Be careful not to exceed the limitation to number of characters permitted in a single update (long clarifications might need multiple updates).One other correction that the mods do perform is to take links that are supplied and to make them work properly, or to "wrap" them within a few words so as not to have to scroll across horizontally to read things.

It will bring up a list of all addresses on Broad, but it is easier to scroll through and find what you want rather than guessing how they entered it exactly.Are you using the Mobile County Revenue Commission's site?
