I stop, take a deep breath, regroup and prioritize things.  

After all, are we landlords really the benevolent people you describe as "providing housing," as if we consciously prioritize the service over the profit?

I would like add to the question - my going in belief is that my selection process should prioritize marketing/lead generation training since lead generation is the most challenging part of being a new agent.

You need to be able to have a system of organization that allows you to scan lists of things and move items, properties, to-dos into various other prioritized lists.  

There will be overnight contractors materialize, out of town labor, scams and other shenanigans that some of these poor homeowners will discover within months that quality was not prioritized in the remediation of their homes. 

That, and I'm prioritizing using my capital for my own GP deals.

On the one side, LL's need to get comfortable paying for value and stop chewing down reasonable fees which are necessary to make the business model perform and prioritize the property. 

Once you define your top 5 priorites, you can refine your list from there.

That being said, assuming our next purchase is going to max out our DTI, should we prioritize purchasing the owner-occupied property first, and then look to unconventional funding/portfolio loan for the investment property?
