Oceanside doesn’t allow a STR on any property with an ADU permitted after 2017, for instance, regardless of whether you’re trying to rent out the main house or the ADU.

The great thing about the Springs is that it does well on STR on Airbnb.

The idea isn't to get an FHA loan to house hack, it's to find an off-market property that you can rehab and then rent out to a long-term tenant or use as a STR on the backend (highly recommend the latter).

If you choose to insure your home with a standard homeowners policy and you rent it as a STR on Airbnb or vrbo or one of the other vacation rental platforms your insurance carrier will deny you coverage if you ever file a claim. 

@Michael Baum - I talked to a big 4 lender , who said they allow STR on a vacation rentals (Airbnb) as long as you meet some guidelines around occupancy. 4-6 weeks per year and STR for rest .

This would be Tier 2 for STR on the ordiance page and the licenses for this are unlimited. 

I have chosen to list my STR on Airbnb.

Depending on the age of the home and when it was installed I would think that it's been done properly but not knowing the building codes in that area I would stronly suggest you start there.

As Ryan said, we have quite a few STR only communities with amenities and locations that are made for tourism and are zoned specifically for rentals.

I mention this because only condos are zoned for STR on Maui, so still strong appreciation even with interest rates.
