I prefer a PM that charges a flat fee, but many seem to charge a percentage of the rent.In addition to how much, I'd ask the PM how long it takes them to find a tenant and when they start advertising.

A large percentage of coaches are downright thieves.

I would be as transparent as possible, including occupancy percentages, average daily rate, etc.

No one ever says what percentage of their deals are accepted/denied.

Fees can range from $15 to $50 per month, or a small percentage of each payment. 

Out of curiosity apprx what percentage of loans are issued to w2 employees vs self employed/small biz owners?

I would not use any percentage over an in-place policy though, but I doubt that is the case for anyone serious.

I am trying to balance my overall portfolio and would like some advice on how people would balance this if they were in my shoes to in order to reduce risk and increase overall gains.I currently have 2 rental properties and 1 primary residence as well as cash and brokerage funds.My main questions I’m looking for thoughts on are…- What percentage would you keep in reserves?
