Just out of curiosity, you might want to find out if the tenant has been putting rice, pasta, noodles, oatmeal or any other starchy item down the drain (as in rinsing out their oatmeal pot every morning).

I was able to get rid of some beat up pots and pans and they helped me clean out the frig and gladly took all the no name hotdogs, luncheon meats and something that might have passed for margaine.

@Zac Lindquist without a doubt ( and I know all the markets, Memphis, Indy, FL,AZ and more ) Cleveland is still the best overall. 25% net cap were to be had 5 6 7 years ago, now 10%++ net is still very realistic,pricing has more then doubled .
