I started REI in the latter half of last year and let's just say I decided I needed a cheaper education than the one I was getting by just blindly charging in :).I'm in Seattle metro area, King County. 

Does anyone have any recommendations for where to look without flying blind?  

Don't take a blind switch, make a calculated strategic move.

How does your PM handle a tenant who breaks a lease early and in accordance of the lease, now loses the deposit he/she made who leaves the house dirty, broken blinds, cracked window, etc So there are issues that normally would come out of the deposit to fix?

I'm hungry to start but not so hungry to rush into something blind.

But, I am blind which makes negotiating the world of work kind of risky, and nurses, particularly the good ones, eventually need to wind down.

I don’t know these investors well enough yet to blindly trust.

I feel a little blind sided without a clear plan. 

I wouldn't go into a deal blind, I would get a solid rehab cost and a solid ARV and let the math tell you if it's a deal.

I think the excitement over the numbers blinded me to the fact that it was a seller-made game.
