Andy, your story reminds me of the old joke:  Question:  What do you call the med student who graduated last in his class? 

The staging is beyond hideous, someone is on some really bad meds, legal or otherwise.

If that’s the case These people go nuts off their meds and have been known to set houses on fire if they feel distressed or pushed .

If we want to start talking about the Target Pharmacy, and how the people behind the desk handling the meds need a license, well now we might be able to compare the two.  

What the later means is the original tenants will then solicit other med students who work on the opposite shift to move in and share expenses.

Separately, I've always thought (and I'd like the group's perspective here) that buying an investment property in college towns and then renting to grad/med/law students could be a good play. 

While you are at it see what it will cost to Max out the liability and med pay on your home policy and then extend that over.

Whatever your fed income tax rate will be on the $20k, plus 15.3% self employment tax (ss/med).
