If someone slips and falls outside the property, or a pipe bursts and damages a tenant's expensive furniture, or a tenant's dog bites a mailman, or a tenant makes a claim for 2x his security deposit for alleged mishandling of funds- you could very well find your name listed at the top of a lawsuit.

You should ask for this but unfortunately it's rare to get it because a lot of owners don't do a good job of documenting it or keeping good records.And again, with (allegedly) no security deposit, it's not clear what the purpose of determining damages would be - it's not like you can deduct it against their security deposit.

@Peter WaltherTo get into the disctinctions between fraud & forgery is not my intention in the article, nor to opine on the various reported cases of alleged title fraud (for example, who would prevail in a given action), merely to encourage property owners to be aware of red flags & risk factors, & take steps to make their ownership more secure.
