That has been on my mind lately.If it is related to note investing, my question is, people complain about lack of inventory, but when inventory comes out, we rarely see people bidding on assets - so are people actually investing?

The issue at the moment is inventory and Lenders are backing away from short term rentals.

@Edward BarrettIf you sell multiple anything in a given year, cars, properties, boats etc the IRS views that as 'dealing' inventory.

Rental rates are coming down due to some excess inventory.

Like you said, many roads in that area of Lehigh are unpaved or very run-down, and I personally don't see that changing in the near future.I would definitely be happy to further discuss numbers, decent vendors, and current inventory with you for our market, just let me know!

That might help rent increases as that inventory burns off.

Inventory is not moving as fast as I had expected but I’m also weary of my own impatience since I’m motivated to sell.

Or Realtors who have great contractor relationships and in this tight market control their inventory.. they get commission coming and going and a profit bonus.... this is what my goals are for my ground partners.. and so who cares what I make or how much fo the deal comes to me for doing NOTHING...

Rehab/remodel and selling is usually a decent exit strategy in Colorado, where good/quality inventory is always low.
