 $100/month maintenance/cap ex for 2 units does not cover the interior of one unit.  

Thankfully having such a mild Minnesota winter allowed us to even see the roof.2.) a full interior inspection of all units (standard)3.) a sewer scope -> Yes even on a new building.  

With the price of plywood, I will keep to my stud-finders every time.If you do measurements before you begin the instalation, you can pre-mark where the studs are, and where you will need wall anchors or interior blocking.

A full rehab on an 1,800 sqft house will never be so low if it needs all three mechanicals, the roof, full interior, plus foundation repair.

Redid landscaping, painted interior, added a functional closet in hallway.

How much are you putting into the interior?

Interior renovations.Install washers and dryers.Exterior improvements including dog parks, covered picnic and grill areas, fenced yards, updated leasing centers.

Rehab portion of the loan was to repair some interior work worth up to $65k. unfortunately 1 month after closing, I had one of the tenants that was getting evicted complain to the city and I ended up getting a bunch of building violations. 

Nothing fancy at all. shingles for roof, not many windows, unpainted interiors, etc.
