One thing that’s jumping out to me is how your House 3 has some serious potential once you carve out that above-garage apartment.

I would lead with what the draw is and what sets you apart from your competition.

@Roy Kinzer Rent control in NJ can be a tough pill to swallow and unfortunately has caused many of my deals to fall apart quickly once buyers/future landlords realize how strict the controls can be.

These properties are VERY far apart, and it will be difficult to find one buyer for all of them unless you are taking a big discount.

Seems like many of the apartment syndicators moved to ATMs, then Car Washes, now pitching Oil and Gas Drilling programs.Who can comment if these are hitting their numbers?

I am not an attorney, but it sounds like all the tenant wants is the problem, even if it might cost some money.I would do this: move the tenant to another apartment free of charge and get a state-certified contractor to fix the problem.
