The easiest way that I have found over the years is to simply ask other investors, specifically in your local market.

This is simply predatory in nature full stop.I have sold many of my OREO props on low down ZERO percent financing but they were at market prices and the buyers owned them free and clear in 24 to 36 months that works.. but long term contracts on these homes is not a solution for neighborhood revitalization just the opposite.

Offer rental assistance to people facing eviction so they don't become homeless OR simply donate the money to organizations already doing that work.

Yes you need 5 people per bedroom. 1 single person short and the Sheriff will simply leave and you have to start all over again.

Like Mija noted, they cost real money and time to maintain, and I simply was not deriving enough value from either.I had no intention of GC-ing jobs for clients, which is about all it would have allowed me to do that I can't do already.  

If nobody is going to bid that high the lender simply takes the property for the minimum bid.

My thought is FLA is sandy soil and you simply dont have as much problem as other areas.. its very cheap insurance for a buyer.. and now a days 10 to 20k to replace the line is kind of the going rate..

But because this was not an arms-length sale, the tenant could simply be notified of the change in ownership and where/who to send future rent payments.
