Diverse!

- No personal income taxes- low cost of living - high job and wage growth - diverse population - multiple housing options- the STRIP- Raiders, Golden Knights, WNBA, Soccer, Triple A baseball and soon the NBA will expand

Noticing that Miami is just like NYC in Art, Culinary experience and diversity.

The markets that have good job diversity, growing economies, affordable rent to income ratios and have not seen a massive run up over the past several years.

It's a very diverse market - you can find just about anything for any price depending on what town you want to invest in.

But I want to pretty much have a diverse cash flow income. 

We are pretty diversified but the assets that funded the diversity is primarily from the RE appreciation.

But considering how diverse that area is, I'm guessing there isn't a typically Cap Rate. 

I actually plan on getting a few homes in Norfolk to rent out just as a way to diversity my portfolio; however, I like how passive investing in notes can be, pending that proper due diligence is conducted before purchasing the note itself.
