It could just a joist issue which isn't an expensive fix or something to worry about.Check the ceiling for brown spots as sign of a current or prior leaking room.Window units in house means there is an HVAC issue no matter the reason given by the owner.

@Isaak Brown Are there ways to maybe intern at a local brokerage?

In my house when the walls are sprayed with ammonia the brown tar and nicotine run down the wall.

When it's time to paint the doors and shutters perhaps use some semi-bright color to offset the gray and brown.
