Buying my first deal!
Hey everybody I’m new to REI and am planning to purchase my first deal in the next 6-8 monthes I plan on purchasing a duplex in my area of southeast Wisconsin. I currently have a 1 year lease on an apartment and was wondering what a good loan would be that wouldn’t require me to live on the property for the first year. Thank you in advance for any help!

Great work @Nicholas Mullens! Best bet would be conventional with maybe as low as 15-20% down. You could look at some kind of property with some BRRRR opportunity where you could finance out your initial 15-20% cash.
