I don't argue against, only for it, and that would be appreciation, mortgage paydown by tenant, other tax benefits which I still have to learn. 

While I don't disagree with you, I'd probably add you should probably not go this route without a seriously experienced mentor/partner ... this really is the deep end of the REI pool, in fact it could be argued it is really more finance than REI, but you also need to know RE as well as finance to succeed.

I have contested multiple properties I own and almost always get a reduction in property tax.It is very easy to do.Sometimes I use the property itself to argue value.Sometimes I used what comparable properties are paying to win my argument. 

Some squawk, but its hard to argue when he shows them the penny, bottle cap, or LB of spaghetti.

If ABC business at XYZ location already failed once, that's going to raise the question of "what's different this time?"
