Current neighborhood does not allow any STR/MTR, so it's really out of option for now sadly. 

Sadly this one is from trial and error.  

It's gotten so bad, that 98% of real estate agents even do it- which shows their lack of understanding, which is scary and sad for their clients.Especially the first 7 on your list are quite powerful.

Any sane adult should know there are dangers to riding a horse, drinking and climbing into a hottub, walking on a wet tiled floor, and eating hotdogs.It's a sad world we live in where personal responsibility has been disposed of.

The sad thing is most people will ignore this and continue to wonder why they can't find any deals.

I'm sad to say, not a darn thing.

I am long time fan of Garrett Sutton and I was ready to use Corporate Direct (Garrett Sutton's law firm) to help set up my new business entity formation and long term asset protection; however sadly, the firm never returned my calls or emails, so I'm ready to move on to another service company. 

Sad story @Karen Chandler sorry you are having to deal with this.

It's a sad situation and I am just trying to help her.
