I used to have out of state investments myself and relying on just realtors and property managers in a market and not being a big player there is not necessarily a great position to be in.

I am sure short term rentals would/do work there, I just don’t know any of the players in that market.

My 7yr old son does Futsal (indoor soccer) and his coach (who is a former professional futsal player) is looking for his own venue.

Additionally, some mentorship programs have partnership opportunities and plug you into an investing network or a rolodex of team players that you can use to execute your deals.  

I try to post as many real life scenarios and ‘what-If’ scenarios as I think of as Alabama is really interesting and the legal players in the small areas seem (opinion: are) very connected. 

You have to learn how the program works in your market and the local offices and players well.

And, i would still have to know the name I'm searching for.If you're simply looking to see who the major players are in your area, your easiest route is probably to reach out to your realtor and ask them to pull all cash sales in the last 12-months.Also, you're in Orlando.  

You'll have to find ways to prove yourself as a real player because chances are they already have a rolodex of investors they go to.
