Does anyone have a private lender that will lend on the acquisition of the property and provide funds to pay for permitting, legal, architect, structural engineering, demolition work, etc. to add residential units to the second floor (possibly adding a third floor, checking on height restrictions)?

If your building from Scratch and it is a 50 unit project or more get an experienced multifamily architect like  Humphreys out of Dallas. if your building a smaller project you could go to several new apartment projects in your area pose as a potential renter and get their floor plan layouts then use the ones you think will fit the building you have or are building.

She just sold her new commercial building for $690k.After I closed today I went back to my wonderful little bank and completed a $300k commercial loan for 0% down @ 4.5% interest for 12 months. 43 closed loans in 30 years.My agents architect only charged me $2k for plans because we are building same building with a change to the front facing.Better yet my agent has a buyer lined up for the new building already.

Many contractors will say that they can not provide a final price until they have drawings from an Architect, which for the scope of this project, you may need anyway in order to obtain the building permit; however, don't let them write you off too quickly since you cant provide drawings.
