Since your cash value is earning interest at the same time your loan is accruing interest, you now have a simple mechanism to access your cash, and your capital gains!

The plus side is that the gain on the sale accrues interest and is tax deferred as a percentage of the principal received.  

I saw that the value of the home when it was offered for sale seemed unusually low yet it did not sell and now was to be sold at auction so that spiked my curiosity.

I just emailed my agent out of curiosity and asked him a question: "If I'm doing all cash deals, how many sub $30k properties do you think I could buy a year that would rent for $750/month if I'm all in at $35k or under?" 

Out of curiosity, how are you managing this duplex if you are not on-site?

For mine, it's 10 year draw period, so I only accrue interest on amount i borrow.
