The ONLY exception to this is that the licensing requirement does not apply to an owner who manages his or her own property, an employee for one property owner, apartment managers who reside in the apartments at reduced rent, full-time salaried employees of a Homeowners Association, hotel or motel management, or management activities associated with rental accommodations for a period of less than 30 consecutive days.

You need to do a bit of research as to what has low supply and high demand in the area and can be easily (or with some tweaks) accommodated by your property. 

The loans must be non-recourse to the Exchange Accommodation Titleholder, but can be guaranteed by the client and/or cross collateralized.  

For the first just advertise it as shared accommodations and spell out the details just like you did here.

AC is only a portion of what they are paying for in regards to accommodations.

To match that I need 50% occupancy at $70 a night, not counting any fees, etc. that Airbnb charges. 50% is low, but I don't think there are tons of people looking for accommodations in January.

Because of their nature, the FHA loans are inherently risky (high loan to value, inexperienced borrowers, liberal income guidelines) and because they are riskier than say a regular conventional loan at 80% ltv, the mortgage insurance is higher (significantly higher) and doesn't go away like it used to.On the other hand, for a first house that will accommodate up to 4 units, I say FHA is the way to go if the rents qualify.

I've heard a few horror stories of landlords being accommodating with one tenant and getting sued by a different tenant when they failed to offer the same accommodations to the second tenant.For example if you gave tenant 1 (the tenant who wants to leave) a discount to have them stay and the tenant 2 found out about the discount, they could also ask for a discount and if the landlord said no it could open the landlord up to a discrimination lawsuit.I could be wrong I'm not a legal professional and I'm a rookie investor at best but these may be things to consider.
