I would prefer the western side as I have family scattered in that area but it would not be a deal breaker.

There are some companies that have been very successful with that model in the Western states. 

To be more specific I'm from Western MA if anyone knows the local real estate market here that would be a bonus!

That's going to redirect a lot of folks over to Western Queens in neighborhood such is Sunnyside, Woodside Jackson Heights, Corona and Elmhurst.

I still sell deals fairly routinely in the near western suburbs that show double digit COC returns.
