I mix them, BofA has the best technology, small local community banks or credit unions have the best service.

You would think they would make a brand that is scientifically engineered to prevent toilets from ever running for years but sadly there's not much technology to guys...

I’ve learned so much from BP already it’d be great to give back and network with like-minded investors - if I can ever be helpful, the areas I’m good at are: (1) rigorous financial analysis (CFA charter holder), (2) technology / software (I have my own blog on building wealth), and (3) tax strategy (will not give official advice since I’m not a licensed tax professional, but I think about a lot of tax strategies).

Hello John,My recommendation is to build a solid team, and use technology to make your processes smoother.

I do not personally consider any of that technology reliable.How often do you inspect your properties.

Get technology: Get a camera of some sort, like a ring. 

In this method, we use Obligo and their Billing Authorization Technology, to allow the tenants to rent from us with no up front security deposit by paying a small monthly fee.  

Not with today's technology. 2-4 days is too long and I would not deal with it.

Unless someone has credentials as I do, an AA in buildig Inspection Technology, you are at riak. 

With all of the subsidies, rebates, tax credits, etc, the technology is improving to the point where it is almost a breakeven in some ares.
