Mostly demo.  

If I did, I would reduce the percentages by that amount.As for your questions about when to demo, I look for houses that I can get at land value, which would typically be very small house that need extensive renovations (these would be in areas where land is limited and valued at $75k-$100k, to put it in prospective).  

Any large storm will wipe them out, demo-tech rating is a joke.

Then once cleared out you should demo Sheetrock, cabinets, fixtures, carpets, etc.

We keep doing the property management, demo, and major renovation work ourselves because that brings us joy!

One question that has been on my mind is the possibility of locating a property that is so dilapidated that it may be a complete demo or gut; thus, making the land worth more than the structure.

Sometimes those problems are so severe there is no easy correction other than demo and starting over.
