I'm having new carpet, paint and countertops put in but not doing a full rehab...just cleaning things up and doing the basics so end buyer can complete to their taste or rent it as is.

If not, wouldn't that be like saying that replacing a cracked laminate counter top with granite would only be considered a repair?

Personally I have not done air bnb on my rental so I can’t really give advice on it - I do have friends who have had great success and then the horror story of a party being thrown where the shower glass door was smashed, hot sauce smeared all over the walls, and the granite counter top getting chipped - crazy right!

I know bigger items such as new cabinets, flooring, carpet and appliances are depreciated but what about things like painting, replacing toilets, new vanities, countertops, ect?

I moved the kitchen(10k for cabinets, appliances, and countertops) and bath 4K added a bedroom and stripped all the plaster and leveled the floors.

I've used my own home a few times and worked up prices for stuff.Home depot will also come out and measure counter tops, flooring etc.

In a lot of cases the property is being bought because of the image it helps portray, not because it offers the highest probability of maximizing ROI.So, the home built completely out to the potential of the lot, but that has nice granite countertops and a pretty chandelier will sell for more than a home without those things on a much larger lot.
