I usually mention on showing that I expect they will respect others with guests and music as noise travels in a multifamily. 

It's almost the same thing as allocating your 401k in stocks when your young and shifting to debt instruments as you get older.

The more scary question is howcome thousands of people investing in an instrument without knowing the risk level?

I believe there are many reasons and problems with renting to smokers, people who play extremely loud music, hoarders, and etc.

It has been so instrumental in my investing journey, and in my growth as a real estate agent.
