We're desperately trying to reach those magic numbers: 8% repairs / 5% capex reserve (as % of gross income).

It wasn’t magic tho, It was just old fashioned hard work, combined with a rebounding real estate market, and then more hard work. 

But there is a real limit as to how long you have to make the numbers work - this is why every investment professional I know of recommends people start heavy-duty saving/investing as young as possible; you need the magic of compounding returns to end up with anything at the end.

There is no magic fairy dust you need a court order since owner of record is dead.
