#1 thing I’ve learn in raising money/partners so far (the hard way) is that if you have a great deal, don’t spend all your time trying to “sell” someone who doesn’t fit for it.

You can do fine with a 203k loan on-market for a house hack multi when you find the right fit.

They're getting to be a bit hard to find as replacements, also.3rd parties make an 18V NiMH battery which fits the tools nicely, but does NOT fit in the DeWalt charger for NiCads.

Contact a local real estate agent in the area where you want to invest and tell them what you're looking for in the area and they'll be able to send you new listings that fit your criteria.

I run an automotive dealership that cannot fit into anything other than then 40,000 square foot building we are in now. 

It is pretty common to go through a crew or two before you find a good fit.

City planning,  development happening on a specific block, a new ordinance in a zip code, the sudden decision to eliminate STR -- so many factors come into play and you need to understand quite a bit about a market in order to make truly informed decisions (or rely on someone else who has already done the analysis and can tell you what fits your strategy/goals.
