Hello fellow Canadian investors, I am about to close on my first flip in Laval, Quebec and was wondering if any of you had suggestions for finding a decent insurance company that will provide insurance for a vacant property while it is being renovated.

I am Canadian and we set up Limited Partnerships here in Ontario but in the US its common to have either Member of the LLC or GP / LP. 

Typical 3 bed, 2 bath houses in the suburbs (2500sqf) with double garage and a pool sell for about $105 000. rental income in this market is not that good at the moment.Our banks are in good shape and have weathered the storm well but the global credit crunch has made our banks cautious.

Americans/Canadians/Europeans have the same right to own land in Costa Rica. taxes are only 0.25%!

I don't have any knowledge of Canadian laws.  

@Lloyd LauThe simplest way around may be to find a partner who is a Canadian citizen - though I would shop around with the lenders to see if they will still penalize the partnership if you are involved.

However, I am a Canadian and there may be slight variations in the interpretation of the shared Common Law that governs both nations excluding Quebec.There is a very defining difference at law that everyone on this thread has either over-looked or doesn't understand. 

@Tim Herriage The global network is good, but wouldn't a global network be unnecessary if you are selling properties just as fast and for the same amount locally?
