I demonstrated a) the appraisal was faulty and/or inflated, based on the home's current condition, b) the listing price was inflated based on current comps, c) I needed to purchase at this price + rehabs in order to make some profit myself and thus make the project worthwhile, and d) I would do cash+3 week closing to give something worthwhile back to the seller. $50k was my opening offer and was accepted.

@Marek Narewski if you own in a high demand area, I'm of the opinion doing any significant rehab on an average (and higher) condition property is not worthwhile if you can get it rented under 30 days to get the cash flow rolling in.
