Best way to find out: ask point blank, after telling them that you want to see if you can make this work.If they want monthly cash flow with no headaches, then give them a deal that gets them that (30 yr fixed %)If they want above, but want their money in say 5 years, do a balloon payment in 5 with the above terms.If they need some cash, give them some cash, and the balance in owner financing (30yr fixed %).if 30 yr is too long, go shorter, if % too low, go higher...

My condo building policy only covers items studs in, so they will rebuild the structure around my condo, but I will be responsible for electrical wiring, kitchen, bathroom, drywall - everything from a blank slate.
