I have always thought it was insane that residents don't pay water even though it is a cost that is highly influenced by personal use like electric.You can of course always charge for parking, storage, WIFI (student housing this will be needed either way), late fees (we do 8%) with the 3rd as the last day it isn't late instead of the 5th.

Bienes, if you lend as a LLC and significant income of that LLC is made by lending, you'll probably need a license as you'll be seen as a lending company, how the IRS sees you can influence how finance regulators will look at you.Jeff's nightmare is rare in my mind, generally other creditors don't sue others as that is taken care of through state law as to foreclosure, I was never sued from that light.
