I keep plenty in reserves not because I think I'll need float my portfolio, rather every time I need new financing the banks require I need a ton of cash for them to feel safe.

Accredited investors look at it from an opportunity fund to go into good deals.I use infinite banking plus there a private note fund that allows you to take money out which allows me to float enough for 2-3 syndicated deals incase they stack upon each other in the same few months.

Acquisition of brand new single wides would pay themselves off in 3 years and development would be paid for in cash......So while I would be floating a ridiculous amount of money for three years, the annual return of 350k after that is amazing.

Looking at it the home prices in 2018-2020 median prices floated at or below 400k then covid jumped up to close to 600k - most likely my guess is due to work from home mentality.
