I would follow landlord/tenant laws with proper notice for eviction and let him know it's standard procedure, but if he pays everything up to date, you will stop proceedings.

I have Quicken which I believe I'll use more this year but curious on how to scale this properly. 4) Tenant Reminders - Don't currently do this since I live in the building. 5) Communication - I have email/letter templates from simple lease renewal reminders to a welcome letter for new residents reminding them of policies, procedures, and provides helpful info6) Repairs/maintenance - This is not automated at all.

It sounds like you have a good case based on the limited information provided, you can probably find an attorney who will do this for free with the expectation of recovering fees from the property owner.Bonus: you don't have to learn any civil procedure.

Who ever is on the lease must qualify based on your normal screening / income procedures.
