I observed the same high rates at Winterpark Colorado some time ago.In the Florida Panhandle they can be nego with 1 to 2 year teaser rates.

@ Christina AcevedoI agree with Matt, but to get off the ground , perhaps first time out of the gate, you could hire someone, observe their process, but be involved in the final selection process?

We felt fine about the interaction with the owner in evaluating going with Renters' Warehouse on the PM side, beyond just the observation that the offering seemed very formulaic and we did not 'buy' the value proposition (for the right price of course we may have bitten).During the one other experience we had with them, though - the service was poor, at best, but extremely dysfunctional.

I don't remember what started the conversation but after explaining my situation and her knowing of two of my projects she asked a simple question. " what are you going to do when you rehab so many you run out of tenants" Food for thought, without serious economic growth in the region we could literally improve our way to lower returns.Above is just my personal concerns and observations.
