I personally invest in north Arlington near the stadiums, college, and theme parks.

One important point that seems to become a theme on bigger pockets podcasts and your post is the importance of practicing analyzing properties and run the numbers.

The intention is an event space, for weddings, corporate events, etc.

The Cap rate around the me is about 7-7.5%. 

I would not live here, I would use it as a wedding venue.

Saw you post from last year - I know of a very upscale Bed & Breakfast that is expanding, due its' demand for accommodation, expanding restaurant hours and it being a number one draw for wedding venues and mansion buyouts. 

Just maintain a theme of "let's make this the nicest property that it can be" and do so in a respectful way and you'll have no problems.

I think it will turn out to be a pretty good investment since there is soooo much to do in the area, plus wedding venues and the resort hotels are very expensive....although it's a bit risky in that you never know what type of neighbors you'll have.
